أسئلة خدمة " خدمات على الرخص الإنشائية وشهادات الاشغال"
1- ما الفرق بين شهادة إتمام البناء وشهادة الإشغال؟
شهادة إتمام البناء هي إقرار بانتهاء أعمال المقاولات، أما شهادة الإشغال فهي الوثيقة الأهم حالياً وفق الكود السعودي الجديد، وهي التي تسمح لك باستخدام المبنى والسكن فيه وربطه بالخدمات العامة (الكهرباء والمياه)، ولا تصدر إلا بعد التأكد من مطابقة المبنى لاشتراطات السلامة والعزل الحراري.
2-هل يمكنني تصحيح وضع مبنى مخالف قديم؟
نعم، تتيح الأنظمة الحالية تصحيح أوضاع المباني القائمة عبر تقديم تقرير فني من مكتب هندسي معتمد (مثل مكتب غاية) يثبت سلامة المنشأ إنشائياً وعدم تعديه على خطوط التنظيم أو الجيران، ومن ثم سداد الرسوم المقررة للحصول على وضع قانوني سليم.
3- متى أحتاج إلى رخصة ترميم بدلاً من رخصة بناء جديد؟
تحتاج رخصة الترميم عند القيام بتعديلات إنشائية أو معمارية في مبنى قائم دون زيادة في المساحات الإجمالية (مثل تقوية الأعمدة أو تغيير توزيع الغرف). أما إذا كنت ستضيف ملحقاً أو دوراً جديداً، فستحتاج إلى رخصة “إضافة وتعديل”.
4- لماذا يعد تحديث الصك مساحياً أمراً ضرورياً؟
تحديث الصك وتحويله إلى “صك إلكتروني” يتطلب تقريراً مساحياً دقيقاً يطابق الصك مع الطبيعة. هذا الإجراء ضروري جداً عند الرغبة في بيع العقار، أو رهنه للبنك، أو استخراج رخص بناء عليه، لضمان دقة الأطوال والمساحات في السجلات الوطنية.
